This Agreement is between you (“Client”) and Kinbi Private Villa (“Kinbi”). This signed Agreement, Rules and Regulations, Policies, and the Terms and Conditions stated on the Kinbi Private Villa website are all part of Client’s agreement with Kinbi. Kinbi may revise its Rules and Regulations, Policies, and Terms and Conditions from time to time.
Prices are quoted per room/villa per night/stay (not per person, unless specified). Rates for each rental reflect the maximum occupancy – additional guests are subject to a per person/per night charge. Reservations are typically from check-in to check-out dates as agreed (unless otherwise agreed). Prices are subject to shifts in currency exchange rates and may be adjusted at the time of payment. Your booking includes the appliances and amenities as listed on the web page from which you first observed. Please refer to that web page to fully familiarize yourself with the items included with the rental of your choice. Any charges over and above the amount of the rental (e.g., utilities, telephone, specific cleaning, local taxes, service charges) are usually payable directly to Kinbi Private Villa or its representative upon arrival or departure.
It is the Client’s responsibility to inform Kinbi before selecting accommodation of the number of guests, health conditions (allergies, asthma, heart conditions, walking problems) or any other special requirements relevant to selection of accommodations. Clients are responsible for obtaining any required passports, visas, vaccinations, and travel arrangements. Kinbi accepts no liability for clients improperly documented. Clients must exercise care for the rented property and will be held responsible for any damage. Accommodation doors and windows should be secured when guests are away from the accommodation.
The booking agreement is based on the details, descriptions, and conditions as set out in the web page for the accommodation concerned, valid on the day of booking for the specified rental period at the prices listed.
On confirmation of the booking by us, a deposit of 50% of the total amount issued in our invoice is due immediately, unless otherwise specified for specific rates or promotions. This amount includes Kinbi Private Villa’s service fee. No extra confirmation of receipt of the deposit is normally given beyond your booking confirmation. The balance is due unrequested and must be credited to our bank account at least 60 days prior to your arrival date (or as specified in your booking confirmation). In the case of short-term bookings made less than 60 days prior to the arrival date, payment in full is due immediately. Payments made by the client are generally non-refundable unless specified otherwise in a flexible booking policy. We strongly urge you to purchase trip cancellation insurance.
Deposit payment: either the deposit or full payment, if non-refundable, must be made within 4 days after the issuing date of the booking confirmation/invoice. Always quote the booking reference, Client name, and accommodation name with any correspondence or payment. All bank charges (for the person making the transfer and for the recipient) are to be borne by the customer. In case of your default of payment, either on the deposit or on full payment for short-term bookings, within the terms of the above-mentioned deadlines, we will consider the contract null and void automatically on the 6th day after the issuing date of the booking confirmation/invoice. In this case, Kinbi is released from any of its obligations and the reservation made for you will be cancelled. Balance payment: The balance, if non-refundable, has to be credited to our bank account latest 60 days before the beginning of the rental period. In case the balance payment does not arrive within the fixed time frame, Kinbi is authorized, after demand for payment and fixed extension, to withdraw from the contract and claim the costs for withdrawal.
Maldives regulations and Kinbi’s policies require that guests provide full name, address, and mobile phone details upon check-in. Only those persons stipulated in the booking form may have access to the accommodation. If the Client plans to have additional guests during the rental period, the number of guests, including their names and the visiting period, must be made known to Kinbi prior to their arrival and may be subject to additional charges. The total number of persons may not exceed the authorized number as stated in the booking confirmation or property details. Should Kinbi or its representative find more persons staying in the accommodation than stated, it is up to Kinbi’s discretion to ask the clients to vacate the accommodation or charge additional fees. Pets are generally not permitted unless explicitly agreed to in writing by Kinbi.
Customers must arrive between 2:00 pm and 6:00 pm on the day of arrival and leave between 8:00 am and 12:00 pm (noon) on the day of departure, unless alternative arrangements have been made in advance and confirmed by Kinbi. Customers are requested to notify Kinbi if they are delayed. We cannot guarantee that access may be granted outside of these times without prior arrangement. If the customer is unable to take occupation on the day and time reserved due to delays, illness, personal reasons etc., no refund can be made. Similarly, if he/she has to cut short their holiday, no refund can be made for the days unused. If the customer would like to extend his/her stay, please contact us and we will inform you immediately whether this is possible and any associated charges.
All extras are specified on the property listing or communicated upon booking and are due in the local currency (Maldivian Rufiyaa MVR) or USD, directly to Kinbi upon arrival or departure. Rates do not include long distance or local calls where a telephone is provided, these are metered and payable separately from all other costs. Specific utility consumptions (e.g., excessive electricity for air conditioning, specific water usage beyond normal limits) might be additional charges unless otherwise indicated. Any additional expenses incurred during the stay must be settled directly with Kinbi. Guests requiring extra services such as additional maid service or specific meal services, not part of a package, have to pay for this service directly to Kinbi.
The property must be left in a reasonably clean and tidy condition by you at the end of the rental period. Excessive cleaning upon departure (including but not limited to cleaning of upholstery, shampooing of rugs, breakage, soiling or damage to the interior or exterior caused by the tenant beyond normal wear and tear) may be subject to further charges than those given on the page. A standard cleaning fee, if applicable, will be specified at the time of booking.
The person signing the booking form is responsible for the correct and decent behavior of his/her party. Should the person and his/her party behave in a manner that is not acceptable by civilized standards or violates Kinbi’s policies, Kinbi or its representative may ask the person and his/her party to vacate the premises without compensation.
Security deposits may be required for certain properties or bookings. Any security deposits held by Kinbi are refundable within a specified period after your departure, less any damage or extra fees as noted. Clients are responsible for any damages exceeding the amount of the security deposit...
Cancellations are only effective upon receipt of written notification to Kinbi, and the following cancellation policy will apply: Payments are generally non-refundable once received, unless explicitly stated otherwise in the booking terms for a specific rate or offer. We strongly urge clients to purchase trip cancellation insurance.
Kinbi acts as an accommodation provider and cannot be held responsible for the actions of guests/customers/agents or consequences of them...
Though it is unlikely Kinbi will have to make any changes to confirmed arrangements, it does occasionally happen and we will advise you at the earliest possible date...
Any complaints concerning the accommodation must be reported to Kinbi staff or its representative immediately upon the complaint or dissatisfaction arising...
Kinbi undertakes to only pass on the transmitted data to authorized third parties as required for the booking and stay, or as legally mandated.
Any dispute concerning, relating or referring to this Agreement, Kinbi’s website, or any other literature concerning the services, shall be governed by the laws of the Republic of Maldives...
